George F. Coats is the author of Smart Trust Deed Investing in California. This is an excellent book with all details about trust deed investing processes and rules. Although the book is presently out of print, it is available in libraries, eBay, and through amazon.com. It will not be wrong to call it the best book on trust deed investing. Although George has written it specifically for California, almost ninety percent of the information is equally valid for all other states. You only need to change the norms slightly to suit or match your state laws. The book has 281 pages in all and costs $23.50 although it could cost $65 on eBay.

George F. Coats does full justice to all aspects of note investing. The book shows a well laid out approach to develop your portfolio in note investing. He analyzes market changes so that you can adjust your portfolio to match with the rise, fall of interest rates, and maintain an average yield from your investments. He also stresses on averaging note maturity dates to maintain them at shortest time possible to receive maximum benefit of time and money. This is a common practice with mortgage companies to avoid any losses on their portfolio. Hence, George applies similar techniques to protect your gains in note investments. 

Although George F. Coats’s book is on trust deeds, contents of the book are equally applicable to mortgages. It largely depends on your state-whether it is a Trust state or a Mortgage state. More importantly, George’s way of dealing with the different facts makes his book useful to all categories of investors from any part of the country.

Besides, George F. Coats’s Smart Trust Deed Forms Book is also a ready reckoner for buying and investing in discounted notes. It is available in a larger format, which makes it easier for copying. It consists of all forms, letters, contracts, and checklists for setting up and developing your professional note business. Cost of this book is US$67.50.
