Ernie Kessler was a foreclosures guru of the eighties. He was at one time the single biggest buyer of foreclosures specifically in the Baltimore area of Washington DC. He had a real estate club, hosted Washington Post's foreclosure conference and regularly appeared on CNBC's Smart Money. He always thought about the best interests of real estate investors. He definitely earned many millions of dollars from seminars, workshops, real estate boot camps, and home study courses. He was nicknamed The King of Foreclosures by The Washington Post. However, Ernie is no longer alive; he died of a heart attack in 2003.

Nevertheless, most of Ernie Kessler’s courses are still available. Some among them are Making Money with Mortgages, Advanced Secrets of Mortgage Profits, Gold mining With Foreclosures, and 12 Foolproof Secrets of Foreclosure Profits. The cost ranges from around $300 to $600. Ernie also has a video to teach- How to speak and sell from the front of the room.

Ernie first outlines ways of locating good and profitable foreclosure properties in the vicinity. Then he teaches you to find relevant documents with foreclosure listings in the courthouse. He also teaches you to use escape clauses, which help you come out of the contract without any liabilities and at the same time get back all your invested money. You understand ways of negotiating with people to arrive at huge auction prices.

12 Foolproof Secrets of Foreclosure Profits explains and helps you use certain basic steps to earn profits. This book details each step about foreclosures and hints at possible escape routes to protect you and your money. It has eight audiocassettes and a sixty-page workout with all possible solutions for making good money out of foreclosures.

Ernie Kessler’s books and audiotapes provide excellent guidance for venturing into foreclosures. However, a major point for consideration is that these guidelines though the best in the eighties may not yield similar results in the twenty-first century. There is much more competition in foreclosures right now and hence it is difficult to apply the same guidelines. You may however, treat them as the basics of foreclosures and adapt them to suit the requirements of the day.
